Great that there is thought going into this. I have read the documents and increasing heights to 12 meters from 11 meters in ER-3 Zones does not exhibit urgency. Also, proposal to increase heights to 40 stories is a solution, but wonder if you checked if people actually want to live in a 40 story building with huge elevator and parking waits. Insteady of doing a couple 40 story apartment buildings is another solution not to increase heights from 3 stories to 6 stories? This sounds like more of a solution to enhance the missing middle. I see basically no changes on South Park Street that is a major transit route so good to focus here too.

Love to see council approving these urgently needed care facilities - especially by passionate and experienced firms Dumaresq! It's also worth admiring the fastidious work of the Backlands group on speaking for ecosystems which can't join a public hearing. Good work all around.
